Kelly Encarnacao

Kelly Encarnacao has more than fifteen years’ experience in the property management industry. She oversees a diverse portfolio throughout the Greater Boston area, encompassing a wide range of property types including conventional and commercial units, numerous affordable programs such as LIHTC, Project-based Section 8, HOME, BPDA, and 40B. Kelly’s specialty is managing properties during rehabilitation, construction, and lease-ups, and has overseen more than $100 million of rehabilitation work throughout her career. Recently, Kelly was involved with the opening of Wingate's new development 95 Saint, a luxury mid-rise building in the Longwood Medical Area of Boston.

Prior to Wingate, Kelly was a Senior Property Manager for Trinity Management, where she oversaw a two-phase $52 million rehabilitation project, involving the lease-up of 347 apartments, and the conversion of market-rate units to LIHTC units. Kelly excels in maximizing occupancy, reducing delinquency, and controlling expenses in properties with special budget constraints. Her portfolios have required extensive attention to owners’ needs and constant communication with clients and staff.
