James Zapf

Regional Property Manager

James Zapf joined Wingate Companies in September 2026 as Regional Property Manager, bringing more than 35 years of experience in housing and property management. Throughout his career, he has worked across a range of residential communities, including affordable housing, public housing, mixed-income, and market-rate properties.

James brings extensive experience in property operations, financial management, regulatory compliance, capital planning, and team leadership. His responsibilities have included budgeting and variance reporting, coordinating inspections and compliance reviews, supporting property transitions and renovation projects, and recruiting, training, and guiding property management and maintenance teams. He emphasizes collaboration among on-site teams and corporate departments, with a focus on strong property performance and positive resident experiences.
